445 George Street: $744,900 for an upgraded bungalow in Port Stanley’s Kokomo Beach Club

Address: 445 George Street, Port Stanley
Neighbourhood: Kokomo Beach Club
Agent: Re/Max Hallmark A Team
Price: $744,900

The Place

A two-bed, two-bath bungalow in the Kokomo Beach Club.

The Details

We’ve sojourned to the Kokomo Beach Club a few times for the weekly feature, and now we’re back with a great two-bed, two-bath bungalow that previously served as the presentation centre for the entire development ― which is to say, there are builder upgrades galore, elevating this property to be one of the most feature-laden in the neighbourhood.

It starts with the exterior: a charming pastel-pink-and-white colour scheme that will catch your eye from the curb, with a covered porch overlooking the front lawn of this corner lot. Step inside and you’re greeted with an open-concept living space, with vaulted ceilings and a large kitchen island that separates the living and dining rooms from the kitchen.

The kitchen will be a real selling point, thanks to some of the aforementioned upgrades. The home features custom cabinetry, quartz countertops and a unique penny turquoise tile backsplash to give it all a light, beachy feel – augmented nicely with the high-end, stainless-steel Fisher & Paykel appliances, including a gas range and two-drawer dishwasher. There’s also bar seating at the island ― making this kitchen great for hosting. (As do the built-in speakers and full set of pot lights.)

Both bedrooms have custom shiplap walls; the primary bedroom also comes with an ensuite bathroom that has a shower with custom tile work and upgraded fixtures. The shared four-piece bathroom also features a large vanity and shower-tub combo. Both bathrooms feature builder upgraded taps and fixtures to give this place a high-end feel.

Under the hood, this property has also been set up with a Nest Thermostat and wired for exterior security systems. In addition, there’s also a small flex room that could easily be used as a home office. There’s also a ton of outdoor space here ― the corner lot wraps all the way around to the backyard.

Like the other Kokomo Beach Club properties, this home grants you exclusive membership in said Beach Club (due to be completed this summer), which is a great resource for your new beachcomber lifestyle ― as you are, after all, only five minutes or so away from the popular Port Stanley beach.
