Residential market analysis and a sampling of high- and low-priced listings in London last week

THE MARKET IS becoming schizophrenic. Some listings continue to pull multiple offers and break pricing records. Other listings are arriving at offer day and hearing crickets.

Sellers are wanting to take advantage of unprecedented price levels, so listings have picked up. Developing pricing strategies for an individual property is becoming increasingly complex. Every price-point is unique and every property is unique, requiring a strategy of its own. Just because there was an irrational valuation on a similar property in recent weeks doesn’t mean another irrational buyer will match it.

We will inevitably see a pricing plateau, but no one can predict when that will be.

As we come out the pandemic, with vaccine programs in full swing, we all expect an economic boom. It’s unlikely there will be an economic contraction as we trend back towards normality. With all that in mind, a pricing correction is unlikely, at least in our local market. Steady as she goes!
